A strong foundation is one of the most important parts of any home. But in areas like Burnaby, where heavy rainfall is common, building a strong foundation isn’t enough—you also need to protect it from water.

On a recent project, we installed insulated concrete forms (ICFs) and poured the concrete foundation. The next step was ensuring the basement remains dry and protected for years to come.

Because of the high ground water level, we knew additional protection measures would be necessary.

Understanding the Difference Between Damp Proofing and Waterproofing

Many builders choose to apply damp proofing to foundation walls. Damp proofing is often less expensive and can provide basic protection against soil moisture.

However, damp proofing is not the same as waterproofing.

At Clay Construction, we wanted to provide a higher level of protection for this basement, so we chose a waterproofing spray system designed to help prevent water intrusion under challenging site conditions.

For homes built in wet climates, investing in enhanced waterproofing can provide greater long-term durability and peace of mind.

Adding a Dimpled Membrane for Extra Protection

Waterproofing is only one layer of defense.

After applying the waterproofing spray, we installed a plastic dimpled membrane over the foundation walls.

The dimpled membrane creates what is known as a capillary break.

A capillary break helps prevent moisture from moving directly against the foundation wall. Instead, the dimples create a small drainage space that allows water to travel downward to the drain tile.

Any water that reaches the membrane is directed toward the drainage system rather than being held against the foundation.

How the System Is Installed

The dimpled membrane is attached directly to the insulated concrete forms using specialized fasteners that connect through the plastic fastening strips built into the ICF system.

To maintain the integrity of the waterproofing system, the fastener penetrations are sealed to help prevent water intrusion.

Once installed, the membrane creates a continuous protective layer around the foundation.

The Importance of Drain Tile

A waterproofing system works best when combined with proper drainage.

If water reaches the dimpled membrane, it is directed downward to the drain tile system located at the base of the foundation.

The drain tile collects groundwater and safely redirects it away from the home, reducing hydrostatic pressure and helping keep the basement dry.

Why We Use Crushed Rock Backfill

The final layer of protection is the backfill material.

For this project, we are backfilling around the foundation with crushed rock rather than relying solely on native soil.

Crushed rock allows water to move more freely through the ground and toward the drain tile system. This improves drainage performance and helps reduce water buildup around the foundation walls.

Multiple Layers of Protection

Protecting a basement from moisture isn’t about relying on a single product. It’s about creating multiple layers of defense that work together.

On this project, those layers include:

  • Waterproofing spray
  • Dimpled membrane
  • Drain tile system
  • Crushed rock backfill

Together, these components help manage water effectively and protect the foundation from moisture-related issues.
