Every Detail Finished Beyond Expectation

True luxury isn't loud. It's the door that seals with a whisper. The light that falls exactly right. The ceiling height that makes a room feel like a breath of fresh air. It's everything working in perfect harmony, and it doesn't happen by accident. It happens because we refuse to settle for anything less.

We build a limited number of custom homes each year. Every single one of them is built right.

What It Means to Build a True Luxury Custom Home in Vancouver

The word luxury is used freely in home construction. We use it honestly.

A home isn't about square footage or the price tag on the fixtures. It's about the intentionality of every decision made before a single wall goes up. A home built to last, a process free of surprises, and a builder you can trust.

At Clay Construction, we build The Clay Way, a 30-point set of standards that governs every home we build, from the way we pour the foundation to the photo documentation we archive behind every wall, to the comprehensive Homeowner's Manual we hand you at completion.

Why Homeowners Choose Clay Construction

A Commitment To Quality.

Building a custom home in Vancouver is one of the most exciting decisions you'll make. It should also be one of the most rewarding. That's the promise behind The Clay Way. Here are the four core commitments that govern everything we do:

Great Communication

We start by listening. Your vision, your aesthetic, how you actually live in a home. Our expertise is here to support that.

SKILLFUL MANAGEMENT

Our senior project manager handles the coordination of architects, subtrades, inspections, permits, materials, schedule. When something unexpected comes up, we deal with it.

TRANSPARENT FINANCIALS

From the first estimate to the final invoice, every dollar is documented and tracked against your approved budget. You receive itemized expense reports and a running balance on a regular basis. No surprises. No vague line items.

CRAFTSMANSHIP

Our commitment to quality isn't a slogan, it's the standard. From the first pour to the final walkthrough, every detail is managed, documented, and held to account.

We pour footings and foundations separately, eliminating the wood rot risk. We document the inside of every wall with hundreds of photos that become part of your Homeowner's Manual. These aren't upsells. This is standard. We call it The Clay Way.

Our Featured Vancouver Homes

High-Performance Is The Standard

Clay Construction can build to the three highest residential energy standards in Canada.

HIGH-PERFORMANCE HOMES

Our high-performance homes set the standard and are engineered from the outside in. Superior wall assemblies with exterior rigid insulation reduce thermal bridging, meaning your walls perform significantly better than code minimum. A superior exterior membrane provides excellent air tightness, and spray foam is applied at every critical junction.

Our 2-year average is 0.48 Air Changes per Hour, far superior to the industry average. That difference shows up in your energy bills and in how the home feels year-round.

Your home will feature:

  • Exterior rigid insulation eliminating thermal bridging
  • Superior airtight envelope construction averaging 0.48 ACH
  • Every wall documented with photos before insulation is installed
  • Healthier indoor air options, including low-VOC material specifications

NET ZERO HOMES

A Net Zero home produces as much energy as it consumes over the course of a year. Clay Construction is a CHBA-qualified Net Zero and Net Zero-Ready builder.

A home is made up of many systems, and every system affects the others. Envelope, HVAC, ventilation, and renewable energy don't operate in isolation. When building science and construction experience aren't applied to how these systems work together, the consequences show up where you least expect them: mould, condensation, equipment that underperforms, a home that never quite feels comfortable, and mechanical systems that wear out years too soon.

We design and build each system with the others in mind, so everything works together from day one, and keeps working for decades.

PASSIVE HOUSE

Passive House is the most rigorous energy standard in residential construction. It requires exceptional airtightness, triple-glazed windows, continuous insulation, and a heat recovery ventilation system that delivers fresh, filtered air year-round without relying heavily on active heating or cooling.

If you are looking to build a Passive Home, Clay Construction can help with the building expertise to achieve this standard. These types of homes are quieter, healthier, and hold their value.

What Our Clients Say

Our Home Building Process

Step 1: Consultation & Discovery

A straightforward conversation about your project. Your site, your vision, your timeline, and your budget. We'll tell you honestly whether we're the right fit and what we think is achievable.

Step 2: Pre-Construction, Design & Estimate

We work with you through the design phase, bringing construction knowledge into the conversation early. The goal is a design that's buildable, on budget, and built to perform.

Step 3: Approvals, Budget & Contract

A detailed, itemized estimate incorporating your finishes, performance targets, and every foreseeable cost. You review and approve this before anything is signed.

Step 4: Permitting & Pre-Construction

We handle the permit application, geotechnical reporting, structural engineering, and all pre-construction coordination. By groundbreaking, nothing is left to figure out.

Step 5: Construction & Reporting

Your client portal gives you real-time visibility into daily logs, site photography, schedule milestones, and financials. Bi-weekly invoices, running budget reports, and hundreds of photos documenting every wall cavity before insulation goes in. You always know exactly where your project stands.

Step 6: Final Walkthrough & Handover

A thorough room-by-room orientation before move-in. Every deficiency is logged and resolved, though frankly, we don't expect to find many. You will receive your Homeowner's Manual, a complete record of your home's construction, systems, warranties, and documentation.

Step 7: Ongoing Warranty Support

Your Clay home comes with full Travelers' 2/5/10 Home Warranty coverage: 2-year on mechanical systems, 5-year on building envelope, 10-year on structure. We stay in touch because our relationship doesn't end on move-in day.

FAQs About Building a Custom Home

How much does it cost to build a luxury home in Vancouver?

Custom home construction costs in Greater Vancouver typically range from $600 to $1200+ per square foot depending on finishes, site conditions, and performance standards. Clay Construction provides a detailed, itemized estimate before any contract is signed so you understand exactly what you're getting for every dollar.

How long does it take to build a luxury custom home?

Most luxury home builds in Greater Vancouver take 14 to 22 months from permit approval to completion, depending on the architectural complexity and site conditions. Your client portal keeps you updated on schedule milestones throughout the build process.

What is the difference between Net Zero, Passive House, and High-Performance home building?

High-performance construction exceeds building code standards in energy efficiency, airtightness, and indoor air quality. Net Zero takes this further. The home is designed to produce as much energy as it consumes annually, usually through a combination of superior envelope design and renewable energy generation. Passive House is the most demanding standard requiring extraordinary airtightness, triple-glazed windows, continuous insulation, and a heat recovery ventilation system. Clay Construction can build all three and will help you determine which is the right fit for your project, site, and lifestyle.
