Water management is one of the most important aspects of building a durable, healthy home—especially in Vancouver, where high rainfall and challenging soil conditions can put significant pressure on foundations.

At our 1910 character home renovation project in Vancouver, we’re transforming the property into a future CHBA Net Zero home. As part of that process, we’ve focused heavily on protecting the foundation from water intrusion.

After pouring our Quad-Lock foundation and applying a peel-and-stick waterproofing membrane, the next critical step was installing the drain tile system.

Why Drain Tile Matters

Drain tile is designed to collect and redirect groundwater away from a home’s foundation. Without proper drainage, water can build up around the foundation walls, increasing the risk of leaks, moisture problems, and long-term structural issues.

Most homes include drain tile installed at the footing level, which helps capture groundwater before it can create pressure against the foundation.

However, some sites require additional protection.

Building for a High Water Table

On this project, we are dealing with a high-water table. Because of these site conditions, we raised the slab elevation and installed a second drain tile system.

This means the home has:

  • A drain tile system at the footing level
  • A second drain tile system at the slab level
  • Both systems connected to the sump system

By creating multiple layers of drainage protection, we can better manage groundwater and reduce the risk of moisture-related issues.

Managing Water Above Ground

Groundwater isn’t the only concern.

Roof water also needs to be carefully managed to prevent excess water from collecting around the foundation.

All roof runoff on this project is directed into dedicated roof water leaders designed to carry water away from the home efficiently and safely.

Proper roof drainage plays an important role in protecting both the building envelope and foundation system.

What makes this project unique is that it incorporates three separate water management systems:

  1. Foundation drain tile at the footing level
  2. Secondary drain tile system at the slab level
  3. Dedicated roof water leader system

Together, these systems work to control and redirect water away from the home.
